Background of the Study

Tenant turnover is a critical issue for property owners, as frequent turnover can lead to significant financial losses and disruptions in rental income. In Taraba State, a largely rural state with a growing urban population, tenant turnover in rental properties is increasingly being recognized as a problem for property owners, particularly in urban centers like Jalingo, the state capital. High tenant turnover can result in vacancies, loss of rent income, and increased costs related to property maintenance, marketing, and leasing (Adeleke & Usman, 2023).

Various factors contribute to tenant turnover, including rental price fluctuations, property maintenance issues, tenant dissatisfaction, and economic conditions. Tenant turnover also tends to be influenced by broader market trends, such as job availability, housing demand, and regional economic development (Anyanwu & Awodola, 2023). In Taraba State, the state's economic growth and its impact on urban migration have led to changes in tenant demands and preferences. Property owners must respond to these changes by implementing strategies to reduce turnover and improve tenant retention.

This study seeks to appraise tenant turnover rates in Taraba State, investigate the reasons behind high turnover, and assess the effects of turnover on property revenue. By identifying key causes of turnover and understanding its financial implications, the study aims to provide recommendations for minimizing turnover and enhancing revenue generation.

Statement of the Problem

High tenant turnover rates in Taraba State are a significant challenge for property owners, leading to reduced rental income, increased vacancies, and higher property management costs. Despite the growing demand for rental properties in urban areas, frequent tenant turnover disrupts the stability of rental revenue and increases the costs of finding new tenants and maintaining vacant properties. This study will evaluate the factors contributing to tenant turnover in Taraba State and assess its impact on property revenue.

Objectives of the Study

  1. To assess the rate of tenant turnover in Taraba State and identify the primary factors contributing to it.
  2. To evaluate the effect of tenant turnover on property revenue in Taraba State.

Scope and Limitations of the Study

This study will focus on rental properties in urban centers of Taraba State, including residential and commercial properties. Data will be collected from property owners, managers, and tenants to assess turnover rates and revenue impacts. Limitations may include difficulties in obtaining comprehensive turnover data and potential biases in tenant feedback regarding turnover causes.
